How it works

Step 1: Digital Consultancy

The First Payment (20%): Your journey with ‘Decided’ Pack begins with a 20% initial payment, granting access to our ‘online’ services.

What are the ‘online’ services?

Personalized Service Assignment: You will be assigned to one of our experienced Representatives according to your area of interest, ensuring a tailored and focused experience.

Investment Planning: Your assigned Representative will initiate the service by scheduling a call with you. During this call, we aim to understand your investment plans and requirements better, making it easier to align our services with your unique needs.

In-Depth Research and Advisory: Our ‘online’ services include comprehensive Real Estate market research and property analysis. You will benefit from advisory services provided by our Representatives and even our CEO, offering technical and insightful assessments of your buying plans within the Portuguese real estate market.

Open Dialogue: In these calls, our experts are here to answer all your questions and address any concerns you may have. We encourage you to share your preferences and expectations, helping us understand your vision more clearly. Feel free to share any properties you believe are suitable for you or examples of what you’re looking for.

Step 2: Visitation and Research Services

The Remaining 80% Payment: This represents the remaining 80% of the total pack cost and will be requested within 90 days of your first payment or one week before our ‘in-person’ services are initiated.

What are the ‘in-person’ services?

Hands-On Approach: In the second phase, we shift from the virtual world to the practical aspects of your property purchase. Our ‘in-person’ services encompass tours, property visits, written and video reports, in-depth market and investment analysis by our team of professionals, renovation and construction assistance, inspections, and much more.

Step 3 Legal & Technical verification

In step 3 of our property buying process, we offer thorough legal and technical verification services to ensure that our clients proceed with confidence and peace of mind. 

Our experienced team conducts meticulous reviews of all legal documents related to the property transaction, identifying any potential issues or discrepancies that may arise. Additionally, we collaborate with trusted professionals in the field to conduct comprehensive technical inspections of the property, including structural assessments and evaluations of key systems such as plumbing and electrical. By prioritizing legal compliance and technical integrity, we empower our clients to make informed decisions and mitigate any potential risks associated with their property investment in Portugal.

Step 4: Real Estate Transaction & Commissions

Congratulations, you’ve reached the final phase of your property purchase process with Savvy Cat Realty. We provide full support throughout the Deed process.

Our commission is only requested upon the successful finalization of the Deed. The structure of commission payment depends on the nature of the transaction:

Seller Pays Entirely: The seller of the property covers the entire commission. This means you, as the buyer, don’t have to pay anything extra for our services. The standard commission rate in this scenario is 5%.

50/50 Split: This option involves splitting the commission costs equally between you (the buyer) and the seller’s representative. So, you and the seller each pay half of the commission, which is typically 5% of the property’s price.

Buyer Pays Fully: This option is when you, as the buyer and our client, cover the full commission. This is mainly applicable in cases of private sales or off-market transactions where there’s no cooperation from the selling agency. In these situations, you take on the full commission payment.

Mediation Costs: Please note that mediation costs apply to all real estate transactions mediated by Savvy Cat Realty and will be communicated to you as part of the transaction process.

In step 5 of our property buying process, our commitment to client satisfaction extends beyond the completion of the transaction. 

We provide comprehensive post-purchase support to ensure a seamless transition into your new property in Portugal. From assisting with utilities and registration processes to offering guidance on local amenities and services, our dedicated team is here to address any questions or concerns that may arise after the purchase.

  • This package requires an initial call before purchasing. We want to make sure it’s the right fit for your move to Portugal, considering your specific needs, goals, budget and ensuring a realistic plan is in place.
  • This package encompasses fixed costs related to real estate transactions in addition to the package price. Find detailed information in Step 4 under “How it Works.”

  • Please respect our staff’s time off. Our regular work hours are Monday to Friday, 9 AM to 6 PM. If you require assistance from our agents over the weekend, kindly schedule in advance. We cannot guarantee their availability during weekends.

Yes, We search the whole market, and do in person scouting and off market networking for our clients. But we can not guarantee we will find a match off market for each specific client.

We do not recommend doing this. In Portugal, the housing market is somewhat disorganized
with limited open houses. Trying to schedule visits on short notice relies heavily on luck and
the availability of the local representative. We suggest that rental services should be initiated 1 to 2 months before the planned start of contract. We recommend scheduling in person activities with your local representative with as much time ahead as possible as scheduling requests are answered by order of arrival.

Yes. Rental packages are pre-paid, service is only started after purchase of package on the website. Buying services a 20% down payment is required to start service and an advisory call must be booked for screening.
